Senior Director Feasibility & Investment Analysis

What will I be doing?
Reporting to the Vice President, Global Feasibility & Investment Analysis, you will lead the Feasibility and Investment Analysis function across the United States, Canada, and the Caribbean & Latin America (CALA), overseeing a team responsible for underwriting and evaluating hotel development opportunities across Hilton's portfolio of brands.
You will manage, mentor, and develop a high-performing team, ensuring disciplined underwriting standards, analytical rigor, and high-quality executive deliverables while prioritizing resources across a dynamic pipeline.
You will also oversee complex, high-impact transactions and serve as a trusted advisor to Development leadership, providing market intelligence, financial analysis, and risk assessment to support informed investment decisions aligned with Hilton's growth strategy.
Your leadership will shape underwriting standards, strengthen team capabilities, and directly influence Hilton's Americas development trajectory.
Your responsibilities will also include:
- Leading comprehensive market and site feasibility analyses across diverse geographies and brand segments.
- Developing and overseeing complex financial models, including DCF, IRR, NPV, payback, and sensitivity analyses across multiple deal structures.
- Assessing management and franchise agreement economics, fee structures, performance tests, incentive arrangements, and owner return metrics, including financial evaluation of contract retention, renewals, and extension scenarios.
- Preparing executive-level investment memoranda and presenting recommendations to senior leadership and governance committees.
- Supporting negotiations with owners and partners by providing financial insight and scenario analysis.
- Driving continuous improvement in underwriting standards, modeling consistency, and analytical methodologies.
- Leading, mentoring, and developing team members within the feasibility function.
How you will collaborate with others:
- Partner closely with Americas Development leaders to evaluate and prioritize pipeline opportunities.
- Work cross-functionally with Brand, Finance, Operations, and Legal teams to ensure underwriting assumptions reflect operational realities and brand positioning.
- Align with regional CALA leadership on cross-border considerations, and market-specific risks.
- Engage with executive stakeholders to translate complex analysis into clear, strategic recommendations.
- Foster alignment across a matrixed organization to ensure disciplined, enterprise-wide decision-making.

To fulfill this role successfully, you must possess the following minimum qualifications and experience:
- Bachelor's degree in Finance, Real Estate, Economics, Hospitality, or related field.
- Eight (8)+ years of progressive experience in hospitality feasibility, real estate investment analysis, development underwriting, or advisory, with a strong understanding of hotel operating metrics and financial modeling.
- Demonstrated experience leading and managing high-performing analytical teams, including coaching, mentoring, and performance management.
- Experience evaluating management and/or franchise agreement structures.
- Demonstrated experience presenting complex analysis to senior leadership.
It would be useful in this position for you to demonstrate the following capabilities and distinctions:
- MBA or advanced degree in Finance, Real Estate, or related discipline.
- Experience underwriting cross-border transactions and familiarity with CALA markets.
- Experience working within a global, matrixed organization.
- Exposure to capital markets, joint ventures, or strategic investment structures.
